The new city of El Alamein is located on the northern coast within the administrative borders of Matrouh Governorate. Its borders start from Wadi Al Natron Road till El Dabaa.
It is bordered from the east by Marsa Matrouh, and from the west by Alexandria.
Historical Background of the city
The new El Alamein story started since the Roman era, where 15,000 people lived there and it was an important commercial center between Egypt and Libya. Then it was destroyed in the year 365 G after being exposed to the tsunami caused by an earthquake in Crete.
It also witnessed the Second World War and the battle of El Alamein between Britain and Germany which ended with the defeat of Germany, due to the lack of supplies sent to them.
The city has many ancient tombs, ancient houses, and ancient museums; which makes it a tourist attraction.
New Alamein design
We find that the new city of El Alamein is not just a residential area that contains integrated services, but also it has a long history with a perfect location that attract tourist. Therefore, the companies responsible for the project took this point into account and divided the city into:
- Residential sector contains 10,000 units.
- An urban sector with a university and a regional service center.
- A coastal sector that includes high-end districts; the most important of which are the district of the hotels, the district of El Alamein Gardens, the privileged district, exhibition area, and the lighthouse marina.
- An antique area that includes the open museum, the international park, and the port services.
- A global tourist center with a 20% construction ratio of its buildings.
- 8 platforms overlooking the sea, each with a tower with height of 53 meters.
- A medical center over 55 feddans.
Allocated area to the new Alamein
The area of the city is about 50,000 feddans; the construction project is divided into 4 phases.
The first stage includes two main sectors, covering an area of about 8,000 feddans, to include 400,000 residents.
Plan for the first phase projects and facilities to be completed in the middle or end of 2020.
The most important facilities attached to the first stage as follows:
- A huge industrial zone on an area of 5,000 feddans.
- Logistic areas are over an area of 3,000 feddans.
- Research centers on an area of 100 feddans.
- Irrigation networks and electricity networks.
First stage projects according to the specified time plan:
Al-Alamein City projects are huge and global. In addition to that, it depends on applying the latest scientific findings of modern technologies to keep pace with the era. It’s also keen on the comfort and welfare of the population.
Projects delivered
- Recreational touristic walkway from Sidi Abdel Rahman to Wadi El Natroun.
- Transferring the road of the international tourist road starting from km 93 to the intersection of Wadi Al Natroun Alamein
Projects to be delivered in the middle or by end of 2020:
- The breakwater project with 18 barriers.
- Oraskolia sewage and analysis station.
- Drinking water production plant with condensation technology, the productivity reaches 10,000 liters of water per day.
- Skyscrapers similar to new El Alamein towers, in terms of the diversity of services and their quality and the comfort of its residents.
Most important districts of New El Alamein
The city includes 14 districts, and districts vary according to meter prices and finishing to suit all classes and categories.
Latin District
The Latin District is one of the most important neighborhoods in the new city of El Alamein. It is located south of the city, near the university and cinemas area.
It has the character of ancient Alexandria; a mixture of Greek and Roman architecture, which gives it the charm of the past.
Western Towers
It has 15 towers, each tower contains 230 residential units, and all units overlook the sea. The unit area ranges from 50 square meters to 350 square meters.
District of El Alamein Lake
It also called the district of hotels, because it contains 15,500 hotel rooms, in addition to its view of the northern coast, which makes it one of the most important tourist milestones in the new El Alamein.
It contains the Regional Service Center, clubs, exhibitions, commercial malls and administrative services.
Down Town
It overlooks the new Alamein Corniche. It contains 300 residential units.
This neighborhood is one of the most luxurious neighborhoods in finishing and designs, besides, enjoying the view of seas and lakes.
Project developing bodies
Arab Contractors Company is responsible for the implementation of an alternative to the current coastal road, to be 38 km long and 5 lane and two hundred services in the south of the city.
The establishment of all city facilities, including but not limited to water, infrastructure, sanitation, and electricity, is the responsibility of both the Urban Authority and the Engineering Authority.
The implementation of social housing units comes in a partnership between the Ministry of Housing and the Engineering Authority of the Armed Forces.While establishing a commercial mall is in a partnership with the top 5 contracting companies (Seiko – Orascom – Arab Contractors – Sialk – sons of Hassan Allam).
Diversity of the units in the project
We find that the city of El Alameinis suitable for all categories. There are social housing apartments with an area of 87 square meters.
As for the distinctive housing units, the area is of 95 square meters. The number of distinctive housing units is 5,000 units
Unit prices
The price per square meter for the distinctive housing units is EGP 5,000, while the average price for the units in the new towers is EGP 3,700,000.
We notice that the prices for the units of the towers is higher compared to the rest units in the new cities that the meter may reach EGP 30,555 but this is suitable with the level of services attached to it.
